Base lease terms are for 12 months. No smoking allowed. Proof of renter's insurance is required within first month of rental. Refundable security deposit equivalent to one month's rent is due upon lease signing.
Tenant is responsible for opening utility accounts upon move-in and for paying all utilities, including electric and gas (Xcel Energy) and gas / water / sewer (City of Arvada). Infrastructure is available for connection to Xfinity cable and internet. Utility costs are not included in monthly rent.
A maximum of two pets are allowed with a pet deposit of $180 per pet, refundable with tenant security deposit at lease conclusion. Pet rent is $15 per month per pet.
Subletting is not allowed.
Landlord will request access at least 24 hours in advance for any repairs and requests, including ongoing property maintenance. Repairs due to tenant negligence will be charged back to tenant- landlord will be responsible for regular maintenance such as filter changes, sprinkler blowouts at end of season, tree pruning, etc.
Lease rate is negotiable if tenant can demonstrate self performance of yard maintenance, including lawn mowing, weeding, and leaf collection in the fall- landlord will provide use of lawn mower. If tenant can self-perform, amount would be credited back to tenant's account.
