Pre-Lease Fall 2025 - Condo with Yard near Bus Stop - 17 minute walk to Pearl St. Mall

We are looking for one roommate for Fall of 2025! This is an excellent ground-floor condominium located just a 2 minute walk from a bus stop where route 204 takes you directly to campus, and runs every 15 minutes in the mornings and evenings. A... backyard with a gas grill and ample space to enjoy make for a great home, and bushes at the front of the house help ensure a private environment. The room you will be renting is 90.8 square feet, with enough room for a TV, desk and full or queen sized bed. There is a window that lets in plenty of natural light, and has a shade.

Rent is currently set at $967.00 per month. Water, trash, and sewer costs are billed by the landlord at $100.00 per month, with utilities provided by Xcel ranging from around $15.00 per person in the summer months to around $50.00 per person in the winter months.

There is ample street parking available, and one covered carport style space that is used for vehicle maintenance such as oil changes, tire rotations, and other service items when needed by the residents. It is also used for grilling, and being outside in a covered area. The kitchen is well stocked, and has an oven, microwave, dishwasher, and functioning stove, along with in-unit laundry (washer and dryer).

There will be one man (a junior) and one woman (a senior) living here besides you. Both of us go to the University of Colorado. I'm a Digital Media major who loves to work on cars, shoot video, and backpack/ camp, and the other roommate is a Marketing Analytics major. We also always down for a weekend night out, and are OK with both men and women applying. The environment is quiet, and the neighbors are respectful but this prime location is only a 17 minute walk to Pearl St. Mall. The Hungry Toad Pub, a shopping center with a Whole Foods Market and Wine Merchant are also only a 10 minute walk away.
