Sunny & Spacious 1BR Sublet – Tons of Natural Light, Prime Location!

Looking for a summer sublet in Boulder? I’m subletting my bedroom in a spacious 2 bed, 1 bath apartment located at 1310 Folsom Street, just steps away from the CU Boulder campus.

Price: $1095/month. Price is negotiable, shoot me an offer if you are...
interested. Price includes all utilities and internet. The bedroom will be unfurnished, but the living room and kitchen will be furnished.

The apartment gets great natural light and has a comfortable, open layout perfect for relaxing or studying. You'll be sharing the space with one male roommate who is friendly, outgoing, and very tidy, and overall a great person to live with. The apartment does not have AC, but it does not get above 72 degrees in the apartment during the summer.

Your Room:
Private, bright, and spacious, plenty of room for a bed, desk, and more. Includes two huge walk in closets along the wall for ample storage.

Bathroom:
Shared bathroom, fairly large with plenty of cabinet space.

Washer/Dryer:
There is a laundry room in the building with washers and dryers.

Common Areas:
Access to basketball court in the parking lot, and access to patio space with covering.

Location:
Unbeatable proximity to campus, walking distance to coffee shops, restaurants, and public transit.

Available:
June 1 – July 31, with the option to extend through mid-August (when my lease ends).

Perfect for CU students, interns, or anyone looking for a summer stay in the heart of Boulder!

DM me for more info or to set up a tour. Monthly rent is negotiable, feel free to reach out if you would like more info or pictures.
