I have two empty bedrooms on the first floor of an end-unit townhouse I'm looking to rent out. The two rooms share a bathroom and I'm open to renting the rooms separately or together with a private bathroom to a single person at a reduced rate. ... I'd prefer to rent month-to-month to start with, transitioning to a longer term lease, but open to other arrangements. My preference is to rent to faculty or grad students, but will consider responsible undergrads not looking for a party house.
...... About me: I'm in my 40s, male, and work as a researcher and engineer at a lab. I am quiet, friendly, and outdoorsy, and hope to find housemate(s) with similar values. I'm looking to adopt a puppy, so you must be ok with a future dog in the house. I live upstairs and have a separate bathroom, but will share the kitchen and common areas.
...... Location: Quiet family neighborhood near the west end of Table Mesa close to the mountains; less than 5 minute walk to the Bear Canyon trailhead; frequent bus (Skip) stops nearby; less than 10 min by bike to campus via bike path.
...... Room: The rooms (140 and 120 ft^2) are on the 1st floor with wood floors, closets (the larger room has 2), and a full bathroom next door. The townhouse has a large fenced-in deck, kitchen, dining room area, living room with a lofted ceiling and a wood fire place, two full bathrooms, washer and dryer, and a garage with a little storage space. You'll also have access to an outdoor pool and tennis court.
...... Utilities: All utilities are included in the rent. Wifi is also included if used in moderation.
...... Lease and payment: I prefer a month-to-month arrangement for the first few months to make sure everyone is happy. Then I'd like to sign a longer-term lease. Initial payment is a security deposit (equal to 1 month's rent) plus the first month's rent.
...... Non-smoking: Smoking (of any kind) is not allowed on the premises.
...... Pets: While I prefer not to have additional pets, a low-key cat or dog is not out of the question but would require a larger security deposit.
