1 room with attached dedicated bathroom at The Lux Building-with AC & in unit washer/dr

We are renting a room that has a full dedicated bathroom in our 4 bedroom/ 4 bathroom 1800 sf apartment at The Lux (855 Broadway St. #203) with air conditioning and in unit washer and dryer which is just 1 block from campus on the lower part of the... Hill. It is a fantastic location and a great apartment with a huge outdoor covered patio. The room is large and has high ceilings and large windows and a large closet. This is really an ideal location and apartment for someone that is chill and likes their own space. We are fine with male or female roommate since everyone has private space. Must be a student a CU Boulder to apply please.

We have 1 roommate moving out to live with his fraternity brothers and are looking for a roommate from the 2025/26 school year. We will all 3 be seniors next year and currently all live together and enjoy being roommates and look forward to finding a great fit to live with us! Our names are Brayden Adelmann (21 year old male from Marin County CA) , Wyatt Attkisson (a 21 year old male from Chicago IL), and Colin Reed (a 21 year old male from Philadelphia PA). We are all very laid back and keep to ourselves and work well together as roommates.

Rent for this room is $1815 a month (base rent and fixed fees)
Utilities are usually about $145 a month due to charges for both the unit and the common space
Parking is available for an extra $150 a month
New roommate must get approved by Four Star Realty and pay a $500 fee to be added to the lease and a $27 application fee
Deposit 1/4 of the total deposit already paid ($13,560) so your move in portion of deposit would be $3390

All of these fees will be laid out in the lease with four start realty and we can provide the lease we have signed for 2025/26 so new roommate can see the terms of the agreement they would be added to.
