2 Bedrooms available in 4 BDR 1.5 Bath House with garage for rent near campus

Comfortable and updated partially furnished 4 Bedroom, 1.5 bath home with A/C, small garage, and on street parking near CU campus available (08/01/2025.)
Perfect for CU students.

We are currently looking for two additional tenants to rent this...
comfortable furnished home. No pets will be allowed and this is a non-smoking property.

The kitchen has all the basics (a few pots pans, dishes, silverware, glasses),
a microwave and a chest freezer in addition to the regular appliances (stove and refrigerator). Most tenants choose to bring their own kitchen items for cooking and for food storage.

The living room has comfortable living room furniture, shelving for storage, a table and chairs and a small flat screen tv.

The three main bedrooms that are similar in size. Each bedroom has large windows and a decent amount of closet space for storage. There are a couple other closets or shelving areas for additional storage in the house. As the owner I do also have a desk with drawers for each bedroom available for use already at the property. The washer and dryer is in the house and are available for all tenants use.

In addition to the inside spaces the property has a nice yard, large trees for shade as well as a fenced backyard with a nice sized patio for tenant use. On street parking is available for all tenants in front of the property. The bus stop is less than one block away and is super convenient for public transportation. This great location is close to shopping, the CU campus and has easy access to the highway. Many CU students enjoy biking to work or school and this location has many access options for that.

All utilities expenses are the responsibility of the four tenants and all the costs each month will be divided evenly between the four(4) tenants.

Utilities are; water, trash, energy and internet. These costs run monthly between $100 to $200 per tenant per month.
Each tenant purchases their own food and furnishes their own bedroom.
Each tenant is responsible for keeping the house clean and to share in the responsibilities of the property. This includes, shoveling snow in winter. Mowing will be taken care of by the landlord.

The deposit is $1500 per tenant. To be considered, each tenant must apply and have a good reference or personal contact. This can be work, school or family. Someone that can be reached in case of an emergency.

The term of the lease preferred is one (1) year but I will consider a lease that coincides with the CU school year for students. ( 10 month lease August 1st to May 31st).

At this time two (2) of the four bedrooms have been rented to other CU students, one guy and one girl. We still have two more bedroom available. We are looking for two students to join this group of undergrads and share expenses.

The current two (2) CU students are super friendly. They all enjoy a quiet space to live in that is clean and organized. Each one is focused on school and work and prefers sharing the house responsibilities evenly with other tenants that enjoy the similar lifestyle. Many students have said that the property feels like home away from home and is very comfortable.

This is a non-smoking house, not a party house. (sorry).
