next to 10th and Pearl Street in Downtown Boulder! It's the perfect location for young professionals or graduate students who want to live close to CU and downtown Boulder - with all of its bustling, restaurants, coffee shops and bars along with quick access to hiking trails, bike paths and public transportation.

Our two-level flat has an open-floor-plan living area with high ceilings, large windows, a newly-renovated kitchen, refinished antique hardwood floors and a totally renovated and remodeled large, private outside deck. There's even central air conditioning!

Our current roommate, Liz, is moving to Seattle, so her master bedroom and private bathrooms (a separate toilet room and shower room) are available. You would be sharing the unit with Patrick, a University of Michigan grad who loves sports, biking and hiking and works in clean energy and Ken, who graduated from Worcester Polytechnic Institute, and loves climbing, camping and anything outdoors and works as a software engineer.

We split rent based on the size of the bedrooms. There are two bedrooms (including the available one) on the main floor and one on the top floor. Base rent for the available master bedroom is $1,675/month. Utilities, which are gas, water, sewer, trash, recycling, compost, laundry and outside maintenance are $125/month. There is an option to park in the property’s downtown parking lot for $50/month. We believe the rent is a value for what the unit offers and for its location in the heart of downtown Boulder.

All of the tenants at the 6-unit property are young working professionals or graduate students in their 20's.

The lease starts August 1, 2025 and is a 12-month lease with an option to renew. Should you need to move in July, we can arrange that. Also, Liz is seeking to sell her bedroom furniture if you need any!

The property owner doesn’t allow pets or smoking of anything on the property.
