Bedroom for rent in a house close to East Campus starting April 1st!

I'm moving out and looking for someone to take over my part of the lease (I'm renting one of the three bedrooms) until Aug 1st! After that, the prospective tenant will have an option of renewing the lease for 12 months. My planned move-out date is... April 1st, but I can be flexible with both earlier and later dates.

The house is located on the bank of the Bear Canyon creek and has an immediate access to the adjacent bike path. It is also within walking distance of East Campus and the RTD 225 bus stop. The house boasts a patio and a spacious yard (see photos) with multiple flower beds used for gardening. The mature trees provide summer shade and convenient hammocking spots. The neighborhood is residential and is fairly quiet 24/7.

The bedroom for rent is roughly 11x11 (121 sq ft). It has two windows on the North and East sides, so despite the lack of air-conditioning in the house, the room can be kept relatively cool in summers. I'm open to leaving the bed frame, the mattress, and/or the desk for the future tenant, but everything else will be moved out.

The kitchen has regular amenities, all in working order. It isn't fully separated from the living room, so both get plenty of natural light thanks to the skylight in the kitchen and the bay window in the living room. Note that the living room has a lot of my furniture which I plan to move out, but I'm open to discussions. The garage is storage only, but the driveway can comfortably fit two cars, and only one of my two housemates has a car. Street parking is also free and always available.

The housemates are both males around 30 y.o. One of them has a very sweet and sociable cat, but no other pets are allowed (fish, reptiles and such excepted). The new tenant will share a bathroom with one of the current tenants.

The rent is $775/mo and that includes the water bill, but in exchange the lease stipulates that the tenants are jointly responsible for watering the lawn in the summer. Hoses and sprinklers are provided by the landlord.

Electric bills are at most $230/mo (so $70-80 per person per month; much less when it's warm), garbage is $117 per quarter ($13 per person per month). The Internet has just been updated to fiber optics.
