Looking for 1 roommate for house in north/central Boulder (Aug 1st-July 31st)

Looking for a roommate in our 4bdr North/Central Boulder home! (12 min walk from Pearl St + garage and parking spot)
We are located on Balsam Ave near 13th St, super close to the Ideal Market plaza and within walking distance of Pearl St and North... Boulder Park!
The room is available August 1st — we are looking for someone who needs a place as near as possible to this date! Ideally looking for someone 23 or older and any gender.
Looking for a 1 year lease.
Rent is $980, plus utilities and wifi (roughly $40-60 more).
About us:
We are 3 women in our mid-twenties (and 2 kittens!) We are all very active, neat, kind, respectful, and good at communicating. My roommates are both runners, but I’m more into making art, music, and doing yoga. However, we all love to hike, bike, ski, cook, and garden. None of us smoke.
We enjoy hanging out and eating together sometimes, but since we all have different schedules we also enjoy a decent amount of having the house to ourselves throughout the day. If you are looking for a community vibe, please know I would love to do art together/watch shows/sit on the porch/cook dinner, etc.
Mikayla is doing her PhD in Mechanical Engineering, while Sarah and Kaila are both working. Mikayla and Kaila sometimes work from home (from our bedrooms). The kittens are 4 months old and are very playful and sweet.
About the house:
The house is 4 bdr, 2 bath, on the ground floor of a duplex. One bath is located in the master bedroom (not for rent), but sharing the main bathroom has never really been an issue! We have a large kitchen with a good amount of counter space that connects to the dining/living room. We have a TV, washer and dryer, garage, pantry, small garden, front porch, parking, and central heating. Our upstairs neighbors are quiet and chill. We share a backyard with them and both have our own garage.
The available room is in the front of the house. It has a closet, ceiling fan, and gets nice light (especially in the winter).
A queen sized bed and desk are both available to buy if you are interested in keeping them/using long term.
