Looking for Roommate in Pine St Apartment

My roommate (Tyler, 25 male) and I (Linnea, 24 female) are looking for a 3rd roommate to replace the one who is leaving. We are both PhD students at CU. Ideally, we are looking for a grad student or young professional who is in a similar stage of... life as us. We both are a good balance of being social but also focused on our work/studies. We're friendly with the neighbors in the building, which is a nice sense of community.

We have a 3 bedroom/ 1.5 bathroom apartment in downtown Boulder. It’s in the heart of town near Pearl and 10th Streets - right near Centro, The Kitchen, BarTaco, The Trident and all of the other great places on West Pearl Street. It's also near CU Boulder, the Boulder Creek Path, Sanitas hiking trails, shopping, dining, entertainment, the bus station, etc..

The unit has an open floor plan living area with hardwood floors, has its own private entrance and private deck. The property has covered bike racks, new landscaping and was recently painted.

The lease is ONE YEAR and starts on August 1st. You would join in with us and sign a 1-year lease that ends on July 31st.

Base rent is is $1,375/month per person. Utilities are $75/month per person for water, trash, recycling, compost, laundry, and outside maintenance. This is the $1450/month we pay the landlord, but we also have internet/electric which costs $20-$50 extra, depending on the season.

There’s a parking lot for $50/month. You can also get a neighborhood parking pass for ~$50/year.

Key rules are that there are absolutely no pets allowed and no smoking of anything.
