quiet South Boulder bedroom near trails 🌞🌲🌻

We are looking to rent a 121 sq ft bedroom in our sunny home that is in a nice, quiet South Boulder neighborhood. The bedroom is unfurnished.

$830/month for both rent and utilities (includes: electricity, gas, heat/AC, internet, water, waste... removal).

Shared spaces include one full bathroom, kitchen/dining areas and living areas, as well as outdoor patio and yard spaces, an indoor laundry area and covered bike shelter. The other tenants are grad student women at CU Boulder; another woman graduate student would be ideal.

Our home is near the Broadway bus line and we have sheltered bike storage space (we live right next to the main bike path).

We have a few house rules:
- no smoking or illegal drug usage
- no parties/events
- quiet hours: 9pm to 7am
