Spacious Room for Summer Sublease- Close to Campus and Hill

I am looking to sublet my room for the summer beginning Mid-May. Rent, start and end dates are flexible, but our current lease ends August 15th. The longer you are willing to lease, the more I am willing to come down on rent. Current rent is... $1450/month but am asking in the neighborhood of $1100.
The listing is for a spacious upstairs bedroom with A/C, a patio, views of the flatirons, and shared bathroom with one other person. The room is available to be furnished with a queen size bed, desk, chair, tables, shelving, etc. or can be rented unfurnished.
Included in rent are all utilities, and the house is in great condition with updated appliances in the kitchen, in-unit washer/dryer, and a garage for storage.
The house itself is large, with 8 total bedrooms, although several of the roommates will be travelling this summer and will likely be 3-5 roommates throughout the summer. We are business and engineering students, all male, and all graduating seniors.
The location is conveniently located form campus (10 minute walk), bus routes (AB1, FF, local routes: 5 minute walk), Chautauqua park (10 minute walk) and the hill (10 minute walk). The location is relatively quiet with some families neighboring us, but has great access to social events just a short walk away.
