Timber Ridge Apartments, affordable, walkable, and quiet

I am looking for someone to sublet or take over my lease, which spans from July 16, 2025 to July 16, 2026. I will pay the security deposit and/or fees, if applicable. There will be an option in May to renew the lease to July 2027 if you would like... (if you take over the lease).

You will have a male roommate. He is a junior and very chill. We can all meet up or just message to make sure you two are compatible if you would like. Your portion of the rent is $930 per month and utilities are $80 per month (for gas, water, sewer, heat, trash, recycling, electricity, and internet). My roommate generally handles the utilities and I handle the internet, but we bill each other the difference so it always comes out to $80 each. Therefore, the rent and utilities total comes to $1010 per month

The apartment has a website for easy, intuitive payment. There are no fees for an E-check (bank transfer) but there is a small fee if you pay with a debit or credit card, so I recommend the E-check/bank transfer. Management is very chill as well. Timber Ridge is not associated with Four Star Realty or Boulder Property Management, and has a better record. I always had good interactions with them.

Private Bedroom: 8' x 10', unfurnished, with a closet and window.

Shared Living/Dining Room: Includes TV, couch, table, and chairs.

Kitchen: Microwave, toaster oven, gas stove/oven, fridge/freezer, sink, dishwasher, cookware, and utensils included.

Internet: Xfinity, 600 Mbps download speed, router included (ownership will be transferred).

Heating/Air Conditioning: Fully functional, no issues during my stay.

There is a trash/recycling bin just across the street and another one at the other end of the building, both a 1 minute walk. Paper mail goes in the mailbox (I will transfer the key) and packages go to the mailroom, both located conveniently near the apartment. The laundry room (with 3 washers and 3 driers, each load costs $1.75) as well as the gym are just down the stairs. There is a club room and a pool too.

You may purchase a parking pass to park in the lot, or you may park on the street for free, but it can fill up quickly. The Buff Bus stops nearby on Colorado Avenue and from there it is a five to ten minute ride to campus. There are also RTD stops on Colorado and 30th Street. There is a B-Cycle station outside as well, and bike racks to store your bike/scooter if you have one.
